Villa not set up for a group of 8 let alone 12
We would not recommend to anyone . Very underwhelming. See points below ;

Negatives:
There was no ice ready in the freezer when we arrived. (a small thing I know) but some of us had travelled for many many hours to get there and were so looking forward to having a cold drink that evening and catching up. No cold drinks that night.
There was only 1 ½ ice cube trays. So we had to keep making ice for drinks the 2nd day etc)
No milk in fridge on arrival. (Not many places seem to do this in Italy) so that’s ok I suppose.
Wifi only works in a few parts of the house (very poor coverage) - basically in the upstairs lounge area. Not near the one TV – so unable to stream sports etc to the TV.

The spa pool was empty upon arrival (we would have expected it to be filled up, or at least asked if we would be requiring it filled up). After requesting instructions from our contact we managed to fill the spa pool, but where unable to get it to turn on or off and stay hot (yes we turned it on at the switch board as requested) so no spar pool.

The Sauna had a bucket with stagnant water in it. This was crawling with mosquitoes, so we decided not to use it.
Only 2 out of 5 hobs on the induction hobs worked. (very tricky to cook for 8)
The hair dryer in the master bedroom started smoking so couldn’t be used.
The basin in the master bedroom doesn’t drain (or does after about 30 minutes)
The hand soap containers were empty in some of the rooms. We had to buy soap.
Only four decent wine glasses were provided. Given the house is set up for 12, this was another disappointment.
The shower door in the middle bathroom had fallen off. We managed to fix it (sort of)
We had no idea what to do with all the rubbish. No bags were provided anyway. (No instructions)
No coffee provided. There were some capsules but no machine that took them!!! (So we had to go any buy hot coffee from the little coffee shop)
Only two tea towels.
There were also no instructions for the house. ie we had to contact them about the spa, then the WIFI Password. We have stayed in quite a few B&B’s over the years and never have I not been given instructions on the basics of the house.
If you need to put out the rubbish you will find some bins out on the main road near some shops. The ones on the roadway to the house are locked (probably for residents) and we had no info on how to access these).

Positives:
The house was spotless
There was plenty of room and quiet areas to relax.
The pool area was very nice.
The place looked as lovely as it did in the photos.

After leaving, we complained to the owners regarding the other items above. (We actually requested a refund for 1 of the 4 nights). They told us that they would not give us a refund as they considered this acceptable. And they did apologise (Not getting a refund didn’t really worry us) that is their choice. But the other things did. (Especially not being able to cook very well) We had to boil water in the kettle then put on the hobs to get it to heat up. 30 minutes on the induction did not do it)

They did say, however, we should have gotten in touch with them about the other things and also mentioned that previous guest sometimes break the glasses (This was the only thing they actually commented on). It’s interesting that we noted another person had commented online that they were disappointed about things and also the lack of wine glasses. This had been over a month or two previously. Obviously, they don’t care about these things!!!

The house itself was very nice and comfortable and we enjoyed it apart from the above.

So, in summary, there is only one question that one would normally ask.

Would we recommend this accommodation to a friend. Our answer is NO we wouldn’t.

Die Villa ist wirklich sehr sehr schön. Toller Blick, schöner Pool, außergewöhnliche Zimmer, toller Wellness Bereich
… aber es stimmt bei diesem Preis einfach viel zu viel nicht.

- die Villa ist für 10 und nicht wie beschrieben für 12 Personen ausgelegt! Wenn 2 Gäste auf dem Boden schlafen müssen ist das einfach ein no Go bei diesem Preis.
- am ganzen Pool gab es einen Sonnenschirm. Auch nach mehrmaliger Nachfrage haben wir keinen zweiten bekommen
- im ganzen Haus gab es 2 oder 3 Weingläser. Auf Nachfrage haben wir mehr bekommen.
- beim Check in wurde weder erklärt, wie der Wellness Bereich funktioniert oder das Licht im Außenbereich an geht noch wie wir den Müll wegbringen können. Ich war jeden Tag mit Elisa in Kontakt, weil irgendwas nicht funktioniert hat.

Great location in tuscany. Bedrooms very clean and beautiful. Have 3 kitchen with all accessories that you ned. A very cool spa with bathtube, ofuro and a steam room. Congratulations for the house and thank you for all your attention during our stay.
